Any licensed agent can call themselves a presale expert — the title isn't protected. If you're about to trust someone with a six-figure deposit on a home that doesn't exist yet, ask these five questions first. This is how I'd tell you to vet me, or anyone else.
The five questions that expose a generalist
1. "What percentage of your business is presale?"
If the answer is "I do everything," you have a resale agent who occasionally sells presale. Deposit structures, developer incentives, disclosure statements and assignment clauses change month to month — you only stay current if new construction is your whole job. Presale and new construction is 80%+ of everything I do, across Surrey, Langley, Abbotsford, Chilliwack, Delta, Coquitlam and the rest of the Fraser Valley.
2. "Do you ever represent developers?"
