Why You Need Buyer Representation Before Visiting Any Developer Sales Centre

The presentation centre rep works for the developer — BC law says they cannot represent you. What buyer-side representation covers, and why it costs $0.
Here's the sentence that surprises every buyer I meet: the moment you walk into a presentation centre without your own agent, you are legally unrepresented — and BC makes you sign a form acknowledging it. Before you visit any sales centre in the Fraser Valley, understand what you're giving up and how to keep it.
What BC law actually says
BC banned dual agency in 2018. The person walking you through the display suite is paid by the developer and legally represents the developer — they cannot also act for you. If you proceed alone, BCFSA requires the "Not a Client? Know the Risks" disclosure: your signature confirming that nobody in the transaction owes you loyalty, advice or negotiation. The developer wrote the contract, the deposit schedule, the assignment clause and the completion window. Unrepresented means you're across the table from all of that, alone.
What representation covers — the version I deliver

Most agents disappear after signing. On presale, signing starts a 2–4 year contract. I stay for all of it — through the wait, the walkthrough, the deficiency list, and the keys.
What it costs: nothing, and here's the mechanism
Developers budget a buyer-agent commission — typically 1.5–4.5% — into every project before launch. Bring your own agent and it's paid to them; walk in alone and the developer keeps it. Your price is identical either way. Unrepresented buyers are paying for representation they never receive. There is no discount for going direct. There never has been.
The one deadline that can't be undone
Most developers only honour representation registered on or before your first visit. Tour first, sign up on the project website first, give the rep your details first — and on many projects your right to bring in your own agent is gone, permanently, for that project. The fix costs 15 minutes and comes before everything else: talk to me before you talk to any developer.
Frequently asked questions
Can the developer's salesperson help me decide?
They can inform you about their project — expertly. They cannot advise you whether it's the right buy, because they legally represent the developer and their answer to "should I buy here?" is structurally yes. Deciding is what your own agent is for.
What if I already registered with a developer?
Call me before doing anything else. Depending on the project's policy and how you registered, representation can sometimes still be arranged — but the options narrow with every step you take alone, and they close completely once you've signed.
