Metrotown, Burnaby Presale Spotlight: Transit, Prices and Buyer Leverage (2026)

By Uzair Muhammad · Published · Updated

Metrotown presale buyers hold leverage: Burnaby South condos are down 8.3% YoY with ~1,600 new units launching. See the real tax math and what to check.

Metrotown is Burnaby South's densest presale market, and right now buyers hold the leverage: the Burnaby South apartment benchmark is $723,000, down 8.3% from a year ago, while roughly 1,600 new units from five projects are launching at the same time in one walkable cluster. A first-time buyer on a $845,000 Metrotown 1-bed-plus-den can save about $57,150 in GST and transfer tax combined, but only if the purchase is structured correctly.

Why Metrotown Is Different From Every Other Fraser Valley Presale Market

Surrey and Langley sell on price. Metrotown sells on location: Expo Line SkyTrain, the Metropolis at Metrotown shopping centre, Crystal Mall, Central Park and the Kingsway corridor are all within a short walk. It is the closest thing the south side of Burnaby has to a downtown, and the city's planning policy has pointed density here for years. That is why towers keep rising, and why a buyer needs to understand what they are actually paying for.

The buyer-advocacy angle: Developers typically need roughly 60% to 65% pre-sold to secure construction financing. With around 1,600 units from five projects competing for the same buyers, sales teams need your signature more than you need theirs. That is when incentives, deposit structures and upgrade credits are most negotiable.

Worked Example: A $845,000 Metrotown 1-Bed-Plus-Den

Take a 650 sq. ft. unit at $1,300 per sq. ft., or $845,000. That is $122,000 (about 17%) above the Burnaby South resale apartment benchmark. A premium for new construction, a warranty and a modern layout is normal. A premium you never questioned is not.

Line itemWithout exemptionsFirst-time buyer who lives in it
GST at 5% on $845,000$42,250$0 after the full rebate (100% of GST up to $1M, max $50,000)
BC property transfer tax$14,900$0 under the newly built home exemption (full relief up to $1.1M)
Total taxes$57,150$0
Deposit at 20% (staged)$169,000, usually paid in instalments over 12 to 18 months

Do this: Confirm your first-time buyer status at completion, not just at signing. The federal rebate applies to agreements signed on or after May 27, 2025 and is tested when the sale completes. Read our newly built home transfer tax guide before you sign.

The Investor View: Where Metrotown Gets Harder

Investors get none of those tax breaks. GST is a real cost, the newly built PTT exemption is for buyers who occupy the home, and the rental rebate stops working above a $450,000 value. Add the supply picture: if several towers complete within the same 12 months, many owners will list or lease at the same time. A rental market that looks tight today can look crowded at completion.

Watch out: Appraisal-gap risk is real when prices are falling. If your unit appraises below your contract price at completion, your lender funds the lower number and you cover the difference in cash. Budget for it before you commit, and keep your financing flexible.

Four Checks Before You Buy in Metrotown

1. Completion-date clustering

Ask how many units from nearby projects complete in the same window. More supply at completion means more competition for tenants and buyers.

2. Price per square foot, net of incentives

Compare the real cost after credits and deposit terms, not the headline price.

3. Disclosure statement

Review the filed disclosure statement, assignment terms and outside date. See our disclosure statement checklist.

4. Mortgage at completion

The Bank of Canada held its policy rate at 2.25%, with the next decision on October 28. Rate holds are not rate guarantees, so stress-test your income.

Who Metrotown Fits (and Who Should Look Elsewhere)

Metrotown suits buyers who value transit and walkability over square footage: couples, downsizers and commuters who want to live without a car. If your priority is the lowest entry price, Abbotsford and parts of Surrey offer far more space per dollar. For the wider picture, see our Burnaby market update, browse Metrotown presales, or compare options on our Burnaby condo projects page.

The Bottom Line

Metrotown is a strong location in a soft market. Buyers who live in the home can cut $57,150 in taxes on an $845,000 unit, and heavy launch competition gives you room to negotiate.
