1. Developer Reps Don’t Work for You

  • That friendly rep in the sales centre? They’re hired by the developer’s marketing team.

  • Their job is to sell units, not represent your best interests.

  • They cycle through projects—Joe might be gone next week and you’re left with no one to call.

2. You’re Not Getting a Better Deal

  • Developer reps offer you what’s already approved by the developer.

  • They’re not negotiating for you—they’re just relaying info.

  • I know how far a developer can actually go. I track projects, price per sq ft, and sales data to get my clients real deals.

3. You’re On Your Own After Signing

  • You sign a contract, pay a deposit, and... that's it.

  • No help reviewing the contract (which is full of fine print).

  • No follow-ups. No updates. No protection.

4. No One Tells You About Critical Deadlines

  • Didn’t get building permits in time? Project might get canceled.

  • Final strata plan changes? You have 7 days to rescind—if you even find out in time.

  • Guess what? Developer reps won’t call you. Most of the time, they’ve already moved on.

  • “Joe” can promise you anything—corner unit, upgrade package, whatever.

  • But if it’s not in the contract or disclosure statement, it’s meaningless.

  • And 99% of buyers don’t know how to read a strata plan or disclosure.

  • Can't close and need to assign? Joe’s not helping you.

  • Now you're scrambling to find a new agent to sell a unit they never helped you buy.

  • Most agents won’t even take on assignments they didn’t buy—contracts are a mess.

7. The Final Walkthrough? You're on Your Own

  • Developer rep will smile and hand you the keys.
